Located in the Melbourne suburb of Richmond, Industry Lanes is a mixed-use development that co-locates approximately 20,000m² of commercial office space, 1,200m² of ground level retail tenancies and a multistorey childcare centre with 2,500m² of space, all above a two-level basement carpark. The project targeted 5 Star Green Star, 5 Star NABERS and FITWEL Certification for the commercial office tenancies.

Our team is providing integrated and multidisciplinary services to assist the developer to deliver all-electric commercial space that represents major progress on the journey towards a net zero carbon built environment. We established the pathways for achieving the Green Star targets, developing a highly energy-efficient building services design and ensured the requirements of both Green Star and FITWEL were addressed across indicators including lighting, acoustics, materials and indoor environment quality.

"The combination of two commercial towers and a multi-storey childcare building in a dense urban environment required the precinct as a whole to be designed around the childcare use. We worked closely with Salta Properties to really understand their requirements and what their vision was for differentiating Industry Lanes from other mixed-use developments." Garrit Schot, Director.
